Southfair is a 42-unit property in NE Salem. Southfair offers a variety of unit sizes and assistance types:
HUD Project-Based Rental Assistance (8 units total, 1- and 2-bedrooms)
Tenant rent is based on the household’s income. Renters pay 30% of their monthly income for rent and utilities. This type of assistance is tied to the unit and does not go with the tenant when they move out. These units are restricted to households earning at or below 50% of the Area Median Income.
Section 8 Project-Based Voucher (32 units total, 1-, 2- and 3-bedrooms)
Tenant rent is based on the household’s income. Renters pay 30% of their monthly income for rent and utilities. The rental assistance is project-based, but there is an opportunity for residents to request tenant-based assistance to move with once they have met the criteria for eligibility. These units are restricted to households earning at or below 50% of the Area Median Income.
Low-Income Housing Tax Credit (2 units total, 1-bedroom, fully accessible)
These two units do not have any rental assistance. Section 8 Vouchers are accepted. These units are fully accessible and are offered first to applicants on the waiting list with a verified need for the accessibility features. These units are restricted to households earning at or below 60% of the Area Median Income Limit.
OCCUPANCY STANDARDS
The maximum number of occupants in a 1-bedroom unit is 3 household members.
The maximum number of occupants in a 2-bedroom unit is 5 household members.
The maximum number of occupants in a 3-bedroom unit is 7 household members.
Exceptions to the occupancy standards can be requested.

To be eligible to rent units at Southfair, households must meet income qualifications below. Other eligibility criteria are found in the Southfair Tenant Selection Plan.

Renters Insurance
Renters Insurance is encouraged but is not required for households with income below the HUD Very Low-Income Limit (50% of Area Median Income).
WAITING LIST APPLICATIONS
It is important to keep your contact information updated with SHA while you are on a waiting list. You will be contacted by mail when your name comes to the top of the waiting list. If SHA's correspondence to you is returned by the US Postal Service, you will be removed from all waiting lists you are on.
The current wait period estimate for a Southfair vacancy is 4-5 years for 1 bedroom, 3-4 years for 2 bedroom, and 6+ years for 3 bedroom. Estimated wait times may change at any time depending on funding, vacancy rates, and market conditions. SHA does not provide applicants their waiting list position and is not able tell you how long your wait will be.
Each of the waiting list applications is a separate waiting list; submitting an application for one does not automatically place you on any other waiting list.
